Yes agriculture 7/12 certificate of any state in India is valid to buy agriculture land in Maharashtra.

Agriculture land is meant for agriculture purpose for farming and farming supported activities.Construction of permanent structure (brick,mortar,concrete) is not allowed on it without converting to non agriculture.
Temporary construction like prefabricated houses ,glass house, glamping house is allowed depend on type of zone of land.

Pan card, Adhar card and agriculture 7/12 certificate of any state in India

No Loan is available for buying land and also for construction on it.

In Farmhouse Gated community you get like minded neighbourhood,shared resources,cost of construction and maintenance is low. Mainrained farmhouses always get good rent and rented farmhouses are easy to resale also.

Check online listing,talk to local real estate agents,farmers for land rates,average rate of land on sale deed websites.Also check development cost on land of you are getting developed plot.

Minimum agricultural land holding in Maharashtra for Bagayati land (land in which fruits,crop like sugar cane is taken which requires water more)is 11000sq ft, Jirayati land(land in which jowar,bajra crops for which less water is needed) is 20000sq ft, In some Tehsil it’s 1acr minimum land holding rule is also there,it should be checked with local registration office.

NRI can’t own agriculture land on their name but they can inherit agriculture land.

How can decide rate of agriculture land in the particular area?

Types of construction possible for farmhouse: Prefabricated houses, Glass house, Bamboo house, Tree house etc

If Farmhouse to be bought from rental use, please check how property would be managed.Is there resource sharing available so maintenance is less.Long run maintenance perspective development of site is given,for example cement road than normal tar road.
Location to scenic view and connected to road always fetches more rental than land without view and bad roads.

If you are NRI, you can’t buy agriculture plot in any state in India. Except NRI , every Indian can buy agriculture land in India in states like Madhyapradesh, Rajasthan. You can get agriculture 7/12 of land post sale deed.Same 7/12 certificate can be used for buying agriculture land in Maharashtra
